DS DEVELOPMENT develops commercial property and provides a full range of services in this area: from holding design bids and developing design documentation to selecting the general contractor and carrying out the construction at the investment stage; and from technical maintenance and infrastructure services to commercial management at the operational stage. At present, ten projects for shopping, entertainment and business centres are being implemented in different stages.

In June 2007, DS DEVELOPMENT launched the first project: the SHCHUKA shopping and entertainment centre situated near Shchukinskaya metro station, being the largest of its kind in the north-west of Moscow. The total area of the building is 105,000 sq m. The area of shops is 42,000 sq m. A spacious three-tier underground parking lot for 740 cars is designed for visitors’ convenience. Every day, SHCHUKA welcomes 30,000-40,000 visitors.

Under construction are several more shopping centres to be unveiled in 2008. The shopping centres Sokolniki, Begovaya Street, Pyrieva Street and Izmaylovskiy are located within DON-Stroy’s housing estates and provide services for residents of both the estates and the surrounding districts.

The first commercial property sold by DS DEVELOPMENT was the NORDSTAR TOWER class-A business centre situated on the border of Moscow’s Central Administrative District near Begovaya metro station. The modern 42-story skyscraper with an area of 147,000 sq m is perfectly accessible to transportation: passing nearby are the Third Transport Ring, the Khoroshevskoe Highway, and a new eight-lane Highway, Zvenigorodsky Avenue, connecting the city centre with the Novorizhskoe Highway. Proximity to the Moscow City business district, efficient floor designs, and a high parking ratio have predetermined the popularity of the NORDSTAR TOWER. The S.A.Ricci/King Sturge consulting company was selected as the exclusive agent for marketing and leasing the NORDSTAR TOWER. The construction of the business centre is expected to be complete in late 2008.

This year, DS DEVELOPMENT has started to implement two major multipurpose projects. The first one is a class-A+ business centre on Oruzheiny Pereulok. The 120 metre high building will become a prominent landmark in the Garden Ring area. The business centre with a total area of 191,000 sq m will include offices, a shopping centre with an atrium, a supermarket, and a premium class fitness club.

The second project is the Zvenigorodsky mixed-use complex. The 490,000 sq m development is comprised of an office centre (315,000 sq m) and a shopping and entertainment centre (175,000 sq m) and will be erected at the intersection of Zvenigorodsky Avenue, and 3rd Silikatny Lane.

Implementing the current projects will allow DS DEVELOPMENT to manage up to 1,700,000 sq m of property developed by it and to secure a considerable share of the A-class commercial property market in Moscow by 2012.
